When is The Best Time to Buy a New Home?

There are exactly two days out of the year that are the best time to buy homes that will give buyers the edge. Can you take a wild guess as to which two?

After the winter thaw, when spring tulips start to poke there colorful heads through the melting snow, real estate signs start popping up like mushrooms on a warm spring day. Agents spring into action from there long hibernation to try and get a grip on the new spring sales season.

Cell phones start ringing, offers fly over the FAX, everyone wants to sell, and of course everyone wants the best deal. It is probably just about the worst time to try and sell a property because the buyer wants a great deal at superb savings, and the seller wants to make a killing on what he has sat on all winter. Needless to say the real estate market is flooded with property and if you are a buyer chances are you can try to make a deal with a respectable outcome, but usually it will be hard to do because everyone wants to make a great deal.

There is one day, however, that stands out above all the rest in the spring as the one of the two best times to do a deal. Easter Sunday which falls between March 22nd and April 25th, believe it or not, is a great time to corner a seller because there just happens to be no competition on that particular day. If you can make an acceptable offer in that short amount of time and have it accepted before Monday rolls around it just does not get any better than that. Especially if you can get an agent that is also the owner of the real estate to move on it at that time then you might have a chance to get great savings because of the religious holiday and the agent might have other plans that he might want to attend to. If he gets it out of the way soon enough he will be able to continue on with his plans and also celebrate a sale.

The best day of the year also happens to be a religious holiday and is also an excellent time to move on property. Christmas Day is the best day of the year to buy because people are celebrating, in good moods, more inclined to be generous, and enjoying there time off with family. If you check out the homes a few days in advance of Christmas you will be positioning yourself for perhaps a good move if you can get the seller to open up the home on Christmas because you have told him that is the only time off your going to have for a while. Then take a look, make an offer, and see if you get the response you want with a chance to buy at a savings.

Home prices are usually at 12 month lows around Xmas time, few buyers are out looking at real estate over the holidays so there is no competition or multiple offers, and one other good reason to shop for a home. Sellers that offer their home for sale over Xmas are usually very serious about negotiation so why not shoot him an offer and see if he bites?

Being aggressive in your buying will pay off if you can find a real estate agent that will will work over Xmas and be forward enough to squeeze her way into the seller's home to make that offer without losing sight of the deal. Believe me those types of real estate agents are out there, all you have to do is find just one!
