So you've got the land, but there's really nothing you would like to do with it. While a lot of people would love to get this piece of property off your hands, only a microscopic percentage of them have the money to back it up.

Or maybe you're the one looking to buy a piece of land to develop into a home, office space, or perhaps even a parking lot, but a quick glance at the local paper's classifieds shows that prices are way beyond your pocketbook.

Land auctions might just be the thing you need. The process can be likened to bargaining with a street peddler although instead of competing with the seller, you would actually have to claw your way through a few buyers. But, should you be successful, the endpoint is still you getting a lower-than-average deal on that piece of land, and sellers are just happy to earn a profit from their spare property.

Many land auctions happen when a bank forecloses on a property for one reason or another, and they are sold to the general public (usually through a newspaper announcement) for the bank to earn back its money. So if you're looking to buy property from a land auction, it is most likely that these reacquired pieces of land are not in their tip-top condition. Still, for the possibility of these lower prices for real estate, the winning buyer will certainly do his best to spruce it up.

The bidding battles also known as land auctions can set their fields anywhere. An auction house might become the bidders' arena, but it wouldn't be hard to find a land auction taking place at the actual site itself, to play up the hype. They might even be found online, definitely a more efficient and (if you don't come out victorious) less embarrassing setting. It is always wise, though, to actually visit the site before making any purchase.

The usual rules of purchasing real estate still apply during land auctions. Consider the proximity of basic necessities around the property, and what you have in mind for said property (business, residential, resale, etc) before you even consider making an offer. Overlooking any of these factors might lead to a tremendous financial headache, remembering the economy we are in right now.

The bidding wars of land auctions might just get you either that cash or new property you've been hankering for. It's worth a try, isn't it?
