Think Like A Buyer When Marketing Your Home

I am always interested in all the help I can get when I sell my home. I'm suggesting you consider getting all the help available to you, too, because selling a home in the present market requires everyone's help. There are so many homes on the market and many of them are vacant. You have a tremendous advantage if you're living in your home, don't forget that. I usually market my homes vacant, but I make sure they are well cared-for and show well. My homes for sale all look like they are ready for the new owner to move in, and that's a great selling point.

When I get ready to sell a home I have a checklist to follow so that I don't forget any of the steps. Even though I've been selling homes for a long time, over thirty years now, I still follow my checklist carefully. It has been incredibly valuable to me over the years. So, in this article I'd like to share a couple items from my checklist with you. It's much longer than this, but the two items I'd like to share involve preparing your home and preparing yourself. Neither of those probably sounds like a novel idea, but let me explain a little more now.

Whenever I sell my home I always start by taking a good, hard look at it, inside and out. I walk around and pretend like I'm looking at it for the first time so that I can actually see it the way other people see it. That's really important. I'm the seller, not the buyer, so I really, really need to put myself in a position to see what the buyer sees. That's the most important step to preparing yourself and your home for sale. Because once you see it the way other people will see it then you know what needs to be done to improve the appearance of your home, if anything.

I'm not talking about major remodeling of course, just de-cluttering and tidying up inside and outside your home. One advantage I have when I sell vacant homes is that there's no clutter! When you sell your home you may want to consider putting anything you don't use on a daily basis into storage at another location.

Real estate agents have used this technique to great advantage with expensive homes, and it can work for you, too. Seeing your home the way other people see it is how to prepare yourself and prepare your home for sale. This is what I do every time I sell my home.
