No matter what any particular seller may decide about listing a home with an agent or choosing to sell a home, selling a home fast is not guaranteed. Nobody can make it happen, it just doesn't work that way. In fact, I have said many times to many sellers, you have to find one buyer, that's it. Selling a home fast is a process of finding the right buyer who is interested in your home and has the cash or the credit to close on your home. Both of those qualities are crucial, especially in the present real estate market. Years ago, in various parts of the country, a family might have to settle for one particular home because there weren't enough homes on the market when they really needed to buy one. Maybe it was a job transfer or maybe they had to accommodate a growing or blended family, but whatever their reason for the need to sell a home they simply had to settle for a home that they didn't really want to buy. Those days are gone now because there are so many homes on the market. Every qualified buyer has more choices than ever before, and usually far more choices than he or she has time to see in person. When you're selling a home fast you have to be the one to reach out and find your perfect buyer at the perfect time for their own needs, not just your own. This is without a doubt the greatest secret to selling a home fast, and that is you have to find a qualified buyer who needs to buy a home fast. There are definitely homebuyers in that category today, although times have certainly changed and there may not be as many people transferring to new jobs within the same company. Of course there are other reasons people need to sell a home fast, but unfortunately, there are a lot more sellers who need to sell a home fast than there are buyers who need to buy a home fast. The two groups don't match up at all any more. That's why you, as a seller, have to invest the effort to locate motivated buyers, meaning people who are looking to purchase a home as soon as possible in your geographic area. That's an important part of the equation, the location. Real estate agents will tell you it's the most important part of the equation, but in my opinion the asking price is just as important as the location. Of course it's up to each individual buyer to decide for himself what's most important.
