Foreign Investors Flocking to Purchase Miami Beach Oceanfront Condos

Nicknamed the Sunshine State, Florida is not only a Mecca for retirees but also foreign investors in Miami condos. Considering that the state is predominantly a peninsula with the Atlantic Ocean on the eastern shore and the Gulf of Mexico lapping on the western portion, the availability of Miami oceanfront condos is plentiful. And with the proximity of Walt Disney World and the Daytona International Speedway, and the region's appeal for American spring break vacations, owning a piece of Miami real estate for rental purposes is an undeniable draw for fiscally savvy local and international investors.

In addition to the plentiful tourist attractions, the abundance of homegrown vacationers also attracts foreign investors to Miami oceanfront condos. Chain restaurants abound and nightclubs create the backdrop to the beach scene. For the quieter set, there are the exotic eateries and boutique stores that cater to virtually all tastes and preferences. With shopping a major draw to the wealthier visitors and locals, Hollywood trendsetters and sports legends like to own personal oceanfront condos in Miami - a little bit of heaven away from the hustle and bustle of being in the constant limelight.

Conservative estimates stipulate that - on average - one million vacationers make a trip to Miami annually. Even so, due to the ravages of the American recession, real estate sales for local residents are down. Nevertheless, the interest in oceanfront condos is as hot as ever. Although at first glance this appears impossible, the makeup of the buyers - American celebs, retirees, those in the market for a second home and also foreign investors in Miami condos - tells the whole story. While sales are on the rise, prices are still depressed due to the local economic conditions. Buying low and selling high has never been easier. Add to the low prices the still historically low interest rates, and it's a deal no savvy investor with some cash can pass up.

Not surprisingly, Miami real estate is currently the hottest commodity on the market and both local and foreign investors snap up great deals as soon as the listings are published. It is noteworthy that as the real estate market is booming in this portion of the Sunshine State, it is also serving to change the area's appearance. One-story motels are steadily being replaced by multi-story oceanfront condos and apartment buildings. Luxury is the norm and austere minimalism (or the bare-bones functionality of earlier building styles) is gradually being replaced. Even more telling is the fact that new construction heavily favors vacation-style accommodations that feature bedrooms, family rooms and kitchenettes as opposed to full-sized kitchens.

Foreign investors may consider this an audacious gamble, but if Miami real estate figures hold steady, they are bound to be in for a major payoff.
