Choosing a letting agent can be a very difficult, therefore you must do your homework to find the right one for you. The reason you must be careful when choosing a letting agency or agent is, anyone can set up one of these agencies and completely make a disaster out of it. So when selecting a letting agent you must use extreme caution. In so many cases the agent will appear to value your property and then assure you about the multitudes of people they can get to view your property as long as you sign their contract, but don't do it! You should gather up as many agencies as possible to see who values your property the most. The next step is to receive all these valuations in writing this will allow you to see how much rent you can expect not to mention time to think about the caliber of the agents submitting their interest in your property. Ultimately allowing you to go over the figures offered to you so you can budget accordingly. Here some simple things to look for when conducting a visit from an agent who truly values your property should, Spend a substantial amount of time examining your property, discuss your circumstances and why you are looking to rent your property, giving you accurate and appropriate advice on health and safety laws, explain their individual fee, provide a contract for you go over, and tell you exactly how much they think your property is worth. Now if an agent fails to cover any of the above that should ultimately reflect your answer in Choosing a Letting Agent. When an agent forgets or fails to cover anything on that list it is probably best to not leave such a person in charge of your property. Watch all actions and make sure they are professional when conducting business and don't be fooled into the, oh how nice they are. Most of the time it's the less friendly ones that are busy taking care of your property and don't have time to chit chat about too much off the subject topics. Once you have met and received a copy of each of their contracts you should then sit down and go through them all while their still fresh in your mind. Make sure to watch out for hidden charges like transfer fees, how much they are willing to spend on maintenance and repairs before asking your permission.
