Some people prefer to buy brand new homes with builder's warranties and shiny new appliances. The more adventurous homebuyers among us opt for older homes and set out to restore them to their original style and condition. Even in cases where the older homes have been updated and are in pretty good condition, they want a home that reflects the period in which it was built. They may do things to make it comfortable and more functional but the style will be based on what was popular during the period of its construction. This is a lot of hard work, but in the end you will have a project of which you can be proud. Your home will be comfortable, possibly unique and you will have added value to the space that is more than a modern renovation could ever accomplish. There are a lot of things to consider before jumping into a period restoration. First, consider materials you may need to complete the job. You may have to clean out the space and renting a large dumpster for a period of time would be worth the investment. In other cases, you may need Texas scaffolding or Texas coatings to accomplish the job. When budgeting for a restoration project, be sure to account for tools and work materials.

One of the major changes you will be making when completing a period restoration is redoing the exterior of the home. The outside of a house says a lot about its style and the period of time in which it was built. Things like paint color, roofing style, landscaping and exterior accessories can go a long way in dating a home. If you want to pack a powerful punch right off the bat when completing your period restoration, begin by turning back the clock on the exterior of your home.

When creating a home that reflects the period in which it was built, you may face a few appliance struggles. There could be original appliances in the home and your goal should be to get those working again. If this is not possible, you may want to conduct research and shop around for appliances that are in working order from the right time period. If none of these seems feasible, or you want to complete a restoration that is more aesthetic than utilitarian, go ahead and install modern appliances. These will make your life easier, even if they do not fit the total restoration.

Furnishing a period home can be one of the most lengthy, but fun processes you will ever participate in. If you go room to room, using only period pieces, it can take decades to get everything together. A quicker and probably more affordable option would be to use period recreations. You can have new pieces made that are in the style of the period of the house. You can also opt for classic pieces that withstand the test of time and leave the period part of your restoration to the house itself.

Finally, determine if you will modernize anything. Remember homeowners may be charmed by a period home, but in order to live in it they have to be comfortable. This means installing updated plumbing and electrical wiring before selling the home.
