Purchasing a manufactured home is the latest craze these days for various reasons, the most common being that it costs less while it allows the owner to design his dream house. Before designing your own modular home floor plan, ensure that you have considered all the given factors well so you can have the best modular home plans there can be. The following are among the most important aspects that you should look into:

1. How flexible is the manufacturer when customizing designs? There are always some standard plans on which you could make your modifications according to your present needs and future possible requirements. For this to materialize the manufacturer should be flexible enough to allow the additions or modifications to the plans while manufacturing the design chosen. If the manufacturer cannot do exactly what you want, seek for one that can.

2. How flexible is your budget? While a standard home comes at very reasonable prices, the modifications will add to cost. Have the minimum and maximum of your budget clearly worked out and ensure that you understand what your modifications involve cost wise. Always set a realistic budget and then add 10% as contingency cost to it. This would cover all incidental costs and give you a little leverage as well while you are designing your dream home.

3. How aware are you about various models? It is true that every person has an idea in his mind about how his house should be. We all know what we want when it comes to our dream house for we indeed have dreamt about it for a very long time. However, it always helps if you visit the showrooms of various manufacturers to gain clarity of the concept of various designs. The modern home designs are usually centered in optimal use of space while keeping the house airy and spacious. It is a good idea to check out the latest trends. A good place to start is looking at various architectural magazines. Try gaining as much exposure as you can on various models so you could enjoy the best of modern architecture in your home.

4. For whom is this house designed? For you, of course. But besides you who else is going to live in this house. Have you thought of all the future options as well? For example, if you are single you might get married in the near future. If you are married you might have children; if you are married and have children you might have your elderly parents or relatives move in with you. Have you considered all your present and possible future needs? Let us say you do not want to really design a house for maximum occupancy; even so, you need to leave room for modifications in case you would need anytime an extra bedroom, bathroom, guest room and the like.

5. Are your designs realistic from the point of view of your manufacturer? Most architectural designs cannot be converted into regular homes. Ensure that you draw up realistic plans which a construction company can build for you.
