Are you planning to purchase a new house? Take a look at the factors that contribute to the modular home prices so you would be able to take the best decision when you build a home according to your liking. There are many factors that would contribute to the overall cost of your building. Here are the top five:

1. Space you need -- like any place, the number of rooms you need in your house would definitely influence the cost of your building. The benefit with the modular house is however that you could add to it in later stages if you are able to make provisions for such expansion in your floor plans initially. Say, you are just married and plan to raise a family in a few years; you may leave the rooms for the children to be built at a later stage when you need it.

2. Location of your home -- location is a very important factor that contributes to the cost of your home whether modular or not. Whatever type of house you would still need to build a foundation. You would also need to add many improvements in terms of insulation and ventilation according to the location you chose for your home. The type and building materials would also differ at times depending upon the location, which means you need to take this factor into consideration right at the beginning of the planning.

3. Materials for your home -- most manufacturers use green material that conforms to the change of technology and present-day demands. Even so, you will have many choices to choose from for materials for a house so do not be shy to shop around and educate yourself on what options are available in the market. Look for quality and durability when you choose your materials for homes are built for posterity. Do not be tempted to cut on the budget at the cost of the quality of your home for if you do so, you will end up paying more through repairs, modifications and most likely replacement of the faulty panels.

4. Place of manufacture -- not all the cities or suburbs have a manufacturing unit close by. This means that your home would be transported over great distances which add up considerably to your cost. Try to identify the closest to your place manufacturer so the transportation fee would be the minimum possible.

5. Design of your home -- never compromise on the quality and design of your home. This is place where you and your family will live for a very long time. Make it your palace. When designing your home, look for what it costs to have a first or even a second floor just in case you would need to add an additional room later on. Build a foundation that would support such expansion if you plan it in that way. Use the advantage of the modular house design to your advantage, for example you can add rooms or expand whichever way you like in the future.
