If you're trying to sell your home in today's tight market, you're probably looking to do all you can to make your home attractive to potential buyers. Unfortunately, large scale remodels can cost a fortune. So where does that leave the home owner who wants to sell their home, but can't afford to embark on a costly large-scale remodel project? From refinishing the cabinets to signing onto home warranty insurance, there are plenty of ways to bait prospective buyers, here's how: 1) Work on the landscaping: The outside of the house is the first thing interested buyers notice. Edge the driveway and sidewalks, weed the flower beds, trim the bushes--all of these things can really help lure people in and peak their curiosity about lies inside. 2) Sign up for home warranty insurance: Home warranty plans are the perfect way to help seal the deal with a reluctant buyer. A monthly home warranty service is attractive for buyers because it puts their mind at ease about any older appliances. 3) Paint the walls: a fresh coat of interior paint can do wonders for your home. If there are any holes, spackle them up. To get a silky smooth finish on the walls after you spackle, you have to use primer. After you apply a coat of primer, lightly sand it with a fine grit sandpaper. Typically a 220 grit piece will suffice. After the sanding is said and done, apply the first coat of latex paint. When that coat dries, lightly sand that layer. It should be noted that the walls should be wiped down after each sanding. Finally, apply the last coat of latex paint and voila!--you've got a bright, clean and shiny interior! 4) Install modern light switches and outlets: This may or may not need the help of an electrician, it depends on the type of switches you go with. Some of the newer styles can be installed with ease just by using the wires already running to the old switches. If you're doing the job yourself, be sure that the power is off before you commence work. Replacing the outlets and switches can really give a great impression to someone touring the home for the first time. Dimmer switches are especially desirable, so keep that in mind in areas like the dining room or living room. 5) Refinish the kitchen cabinets: Outdated, worn, and just plain drab cabinets will not sell your home and can bring the whole vibe of the house down. Installing new cabinets is time and money intensive, so instead refinish them. Refinishing is cheap and quite easy. If you have a darker kitchen with minimal natural light, brighten things up and choose a lighter finish for the cabinets. You can even go as far as replacing the knobs and pulls, and relining the cabinets and drawers with a nice paper. All in all, the subtleties are crucial in sprucing up you home for less. The prospective buyer wants to see that the home was well cared for, and can easily accommodate their lifestyle. By adjusting a few things here and there, you can easily show them that your home is a great investment.
